Hawalius

Version 5, 27 October 2026

Terms of Use

  1. Who we are. The Hawalius service (called MCP Everything until 27 October 2026) ("the Service") is provided by Real Estate Innovation Ltd (company number 17457557), a company registered in England and Wales with its registered office at 71-75 Shelton Street, Covent Garden, London WC2H 9JQ (contact: [email protected], website: https://mcp-everything.jacksibley.com) ("we", "us"). The Service is independent. It is not run, approved or endorsed by any government, public body or data publisher.
  2. Who may use it. The Service is for anyone aged 18 or over, whether you use it for a business, trade or profession (including as a sole trader) or for yourself. By accepting these terms you confirm that you are at least 18. If you use the Service for yourself rather than for a business, you are a consumer and you have legal rights that nothing in these terms affects. If you accept on behalf of an organisation, you confirm you are authorised to bind it, and "you" includes that organisation.
  3. What the Service does. The Service helps you find and query data published by third parties, mainly public bodies. We do not create, own or check that data. Each dataset is made available under its publisher's own licence.
  4. Licences are stated, and you must follow them. For each dataset we make reasonable efforts to tell you the licence, link to it, and show any attribution, restriction or condition we have identified. We may get this wrong: a link may be missing, broken, out of date or point to the wrong page, and a licence, attribution or condition may be left out or summarised wrongly. Whatever we show or leave out, you remain responsible for finding and reading the publisher's own licence and terms, and for complying with them in everything you do with the data, including the required attribution. Our summary is a guide only: the publisher's licence is what governs, and if they differ the publisher's licence wins. If no licence is stated, you must not publish or redistribute the data until you have confirmed your rights with the publisher. Check the underlying licence yourself before you use, share or publish the data. These conditions apply to every copy of the data, however it is made: a table, chart, summary, file or other output that you, Claude, ChatGPT or any other AI tool creates from our results carries the same licence conditions, attribution and restrictions as the source data, including any rule that the data may only be viewed and must not be passed on.
  5. Your purpose and your decisions. Before you receive data you state what you will use it for. Your statement must be true and you must keep to it. You alone decide whether and how to use any data, and you are responsible for the results, including any analysis, advice, report or decision based on it.
  6. Your other legal duties. You are responsible for complying with all laws that apply to your use, including data protection law (UK GDPR and the Data Protection Act 2018) where data identifies people, intellectual property law, and any sector rules that apply to you. Some sources need your own API key from the publisher. If you add one, you must hold it lawfully and follow that publisher's terms; the Service uses your key only for your own requests, stores it encrypted, and you may delete it at any time.
  7. Acceptable use. You must follow the Acceptable Use Policy, which forms part of these terms.
  8. No warranty. The Service and the data are provided "as is" and "as available". To the extent the law allows, we give no warranty that the data is accurate, complete, current or fit for any purpose, that our licence summaries are correct or complete, or that the Service will be uninterrupted or free of errors. Check anything important against the publisher's original. No reliance may be placed on the Service, the data or our licence summaries: they are for information only and are not advice, and you must make your own checks before relying on any of it for any decision. The Service is an early, evolving service: you may hit bugs or downtime, and we may change or withdraw any part of it, or the whole Service, at any time without notice. We do not recommend building a product, service or process that depends on the Service being available or reliable (see also item 7 of the Acceptable Use Policy).
  9. Limits on our liability. Nothing in these terms limits or excludes liability for death or personal injury caused by negligence, for fraud or fraudulent misrepresentation, or for anything else that cannot lawfully be limited, including your statutory rights if you are a consumer. Subject to that: (a) we are not liable for any loss of profit, revenue, business, contracts, goodwill or data, or for any indirect or consequential loss; (b) we are not liable for any loss arising from your use of data, from a publisher's data or licence, or from your breach of these terms; and (c) we have no other liability to you, whether in contract, tort (including negligence) or otherwise, for anything arising from the Service or the data. The Service is free and you use it at your own risk, and these limits reflect that.
  10. Your indemnity. You will indemnify us against all claims, losses, damages, costs (including reasonable legal costs) and liabilities arising from: (a) your use of the Service or of any data obtained through it; (b) your breach of these terms, the Acceptable Use Policy or any data licence; (c) your breach of any law, including data protection law; or (d) any claim by a publisher or other third party that your use of the data infringes its rights. We will tell you promptly about any such claim and let you take part in its defence.
  11. Records we keep. We record your email address, your acceptance of each version of these terms and of each publisher licence you tick (with the date, time and version), the purposes you state, the datasets you request and the decisions the Service makes. We use these records to run and secure the Service, to show licence compliance, and to deal with complaints and legal claims. Our Privacy Notice explains exactly what we can see, how long we keep it and your rights.
  12. Suspension and ending. We may suspend or end your access at any time, including if we reasonably believe you have broken these terms or a data licence, or if a publisher asks us to. You may stop using the Service at any time. Clauses 4, 5, 8, 9, 10 and 15 continue after access ends.
  13. Changes. These terms are subject to change at any time. We may change the Service or these terms. If we change the terms we will publish a new version and ask you to accept it before you continue using the Service.
  14. Complaints and takedown. If you are a publisher or rights holder with a concern, contact [email protected]. If the publisher or rights holder of a dataset asks us to withdraw it, we will.
  15. Law and courts. These terms are governed by the law of England and Wales, and the courts of England and Wales have exclusive jurisdiction.
  16. General. If any part of these terms is found unenforceable, the rest still applies. These terms are the whole agreement between you and us about the Service.

Acceptable Use Policy

You must not use the Service, or any data obtained through it:

  1. in breach of a dataset's licence, including by leaving out required attribution, using non-commercial data commercially (see what counts as commercial), or publishing data whose licence forbids it;
  2. to give a false or misleading purpose when asked what the data is for;
  3. to identify, profile, track, harass or discriminate against individuals, or to process personal data without a lawful basis;
  4. for credit, insurance, employment or tenancy decisions about individuals unless you are authorised and comply with the rules for those decisions;
  5. to suggest that the data, your work or you are approved or endorsed by a government, public body, data publisher or by us;
  6. to resell or offer access to the Service itself, or to share your login or the connector with anyone else;
  7. to build the Service into an app, website, product or other software, or to connect it to anything other than your own Claude or ChatGPT account for your own use, unless we have agreed to it in writing. To ask, apply separately by email to [email protected];
  8. to scrape the whole catalogue, run automated bulk downloads beyond normal use, get round rate limits or access controls, or interfere with the Service's security or other users;
  9. to share or use another person's API key without their permission;
  10. for anything unlawful, fraudulent or harmful.

We may monitor use through the audit log to enforce this policy. If we believe you have broken it, we may suspend your access without notice and may report unlawful use to the relevant authority or tell the affected publisher.
